And How to Protect Yourself Before You Dig

You pull the facility records. You study the drawings. You feel reasonably confident about what's underground.
Then the bucket breaks something that wasn't on any drawing.

It's not a fluke. It's not bad luck. It's a predictable consequence of trusting documents that were never designed to be accurate in the first place, and that degrade further with every passing year.

This is one of the most underappreciated risks in excavation work today. Contractors who understand it operate differently.

The Myth of the Accurate As-Built

An as-built drawing is supposed to document where utilities were actually installed, as opposed to where they were designed to go. In theory, the installing contractor updates the drawings after the job to reflect any field deviations.

In practice, this process is inconsistent at best and nonexistent at worst.

Field crews are busy. Change orders don't always make it back to the record set. Drawings get updated digitally while the physical set stays in a drawer. Or a contractor goes out of business, and nobody knows where the originals ended up.

The result: a document that carries the visual authority of a precise engineering drawing but may not reflect reality at all.

Why the Problem Gets Worse Over Time

Even a well-documented as-built is only accurate at the moment it was recorded. Facilities change constantly and most of those changes never find their way into the drawings.

Consider what happens over a 20-year period at a typical commercial or industrial site:
•    Emergency repairs reroute a gas or water line around an obstacle. The fix works. The drawing doesn't get updated.
•    A tenant installs conduit for their own electrical feed. Permitted locally but not logged in the facility record.
•    Underground fuel tanks are removed. New piping gets installed in a slightly different location.
•    A building addition shifts the routing of utilities in ways that conflict with what the original drawings show.
•    Previous excavation or construction disturbs utilities without anyone noting the final position.

The 811 Gap Most Contractors Don't Think About

Calling 811 is mandatory and necessary, however, it’s not sufficient.

What 811 does not cover:

•    Lines that have been abandoned by one owner and acquired (sometimes informally) by another
•    Utilities installed before mapping systems were common, particularly in older industrial and agricultural sites
•    Secondary systems added by tenants or previous owners with no formal record
•    Any infrastructure that falls outside the jurisdiction of a participating utility operator

What Good Pre-Dig Practice Actually Looks Like

Use facility records to understand what's likely present and roughly where. Then plan additional verification steps before the dig, not as a backup to the drawings, but as a required step regardless of what the drawings show.
